What do you think of this lease?

Have you seen a Rental Contract like this?

I haven't rented in Mexico yet, and there are a number of things about the rental contract I don't like. I'm wondering how many are standard, and how many seem non-standard?

Lease term 6 months. If tenant cancels sooner tenant must give 60 days notice (during which property will be shown), AND tenant is still responsible for the remaining time (after the 60 days) at 50%
Unless otherwise agreed in writing beforehand, at the end of the lease term if the tenant does not dis-occupy the next lease term to be at the currant rate plus 40 percent. Following third at rate of second plus 40% So starting with 8000 it would be 11,200 then 15,680
Payment must be to landlord in cash. This one gets me-- If the payments are in cash presumably the date is filled in by the landlord and signed on a receipt? Sounds like no way to independently prove either payment or the date of payment, if landlord wants to set you up as non-paying.
If payment 2 days late add 10%
Tennant responsible for clogged pipes, "composturas de vidrios que se rompan, chapas que se descompongan y similares." Not sure but this sounds like maybe formica and either the metal of the LP gas tanks or metal moldings around the house-- unclear. Also responsible that things like the fridge be in the same condition as when rented-- sounding as if it breaks the tenant might need to repair or replace.
