Info on Rental Laws please

So I rented a place on verbal, which used to be part business part house. I started paying rent before I moved in to secure the place. they got 2 months rent before I even show. During this 2 months they are asking to borrow money against the anticipated rent which I gave. I get there and the place has power issues. It needs a transformer. The landlord advises they do not have the money can I get it. So I do paying 20,000 pesos I ask the landlord do you want me to take it with me when I leave or subtract from the rent. He begs me to subtract it from the rent. He wants it after I am gone.

I buy it used and have it put up. a few months later he is asking for a factura. Knowing full well I bought it used and don't have one.

My husband manages to get one however the price is lower than what I paid. So I have to eat that money. Last night the landlords wife shows up hangs a sign saying they have opened the restaurant. The same sign he took down when I moved in.

I go and take down the sign and he says if I do I will have to vacate even though my rent is paid thru Jan 15th and what should of been feb 15th.

I tell him I rented the place with the sign down and I took it down and we have a verbal agreement that I can live there as long as I want as long as I pay my rent.

I have tried to find out the laws but I'm not having much luck. I tried to search there thread but didn't find anything.

The only thing I have is whatsapp messages between us some in spanish some in English. I had translated to the wife if she wants me out serve me a court order.

The husband even though I have asked 5 times if he wants me out has not said either way. The only time he has stated he wants me out is about the sign.
